We are a family owned company that help land owners sell their unwanted vacant, bare, and/or raw land. We are based in Memphis, TN however we are buying and selling properties all across the United States.
This company was created by my wife and I because of our passion for land and real estate. To us land isn’t just a dirt plot, it holds legacy and history. What is the process?
Once you send over the signed purchase agreement, we use a Title Company that is local to the property to transfer the deed, and close the transaction. The Title Company will then send you a cashier check for the agreed upon price.
What makes you different from an agent?
We are direct buyers. We buy land that is not being used in an effort to help it reach its greatest potential. Our process is fast. Real estate agents list properties, often at inflated prices, which tend to allow the property to sit on the market for awhile. You would also need to sign a binding agreement with them and pay commissions. Don’t get us wrong Real Estate Agents are great! We use them all the time, just not for land.
The property I want to sell is not in my name. Will you still buy it?
You cannot legally sell a property if it’s not in your name. If the actual owner is no longer living, cannot be found, or is not mentally/physically capable of completing the sale, then you would need to reach out to a Real Estate Attorney to help transfer the property to your name prior to selling. Give us a call we may be able to connect you an Attorney!
How quickly can you close?
This is a case by case basis but our typically transaction ranges from 3 days to 2 weeks.
Do you charge any fees or commissions?
Nope. Zero cost to you! We will pay all closing costs or title fees associated with the transaction.
Do you pay fair prices?
Yes. The prices we pay are fair and a win-win for both parties. We do not pay retail for the property however the cost can be made up when you factor in that we charge ZERO in commission, administrative fees and closing costs. This saves you money by shortening the time you need to pay taxes, assessments, and maintenance for the property. Remember the land market is very slow. Selling the traditional way with an agent can take months if not longer. Costs incurred over this time can add up fast.
